How to register a rental agreement on the EJAR Portal in Saudi Arabia?

In line with a government regulation issued in July 2025, it is now mandatory for all non-Saudi employees to register their residential lease agreements through the EJAR portal. This requirement is directly tied to the renewal of work permits (iqama) and is being enforced to improve compliance and streamline administrative processes.

Background

The Saudi Ministry of Human Resources and Social Development announced in July 2025 that lease registration is now a condition for the renewal of work permits for all non-Saudi employees.

You can view the official announcement here:https://www.hrsd.gov.sa/en/media-center/news/232566
Summary of the key instructions provided:

  • All rental contracts must be registered through the EJAR platform.

  • A licensed real estate agent (Aqari) must handle the submission of your lease.

  • This process is mandatory for all non-Saudi employees whose rental contracts are not yet registered.

  • If your contract has already been submitted to EJAR and is still valid, no action is required.

What Employees Must Do

1. Register Your Lease Contract via EJAR

All employees currently residing in rented accommodations, whether in an apartment, villa, or shared housing, must ensure their lease is uploaded to the EJAR platform. This is now a condition for iqama (work permit) renewal.

2. Contact a Licensed Real Estate Agent (Aqari)

The upload process must be handled by a licensed real estate agent (known locally as an Aqari). Only these authorized agents can submit your rental contract to EJAR.

Steps:

  • Contact a registered Aqari in your area.

  • Provide them with your identification, a copy of your iqama, and the signed rental contract.

  • The agent will upload the lease into the EJAR system on your behalf.

Once uploaded, you will receive a notification. You must then log in to Absher to review and approve the contract.

After approval, you will be able to access and download your contract through the EJAR portal.

3. Submit Promptly

It is important to act quickly to avoid delays in your iqama renewal. Failure to register your lease may result in the inability to:

  • Renew your work permit

  • Access government services (e.g., dependent sponsorships, driving license renewal)

  • Receive certain employment benefits (e.g., housing allowance)

We strongly recommend that all affected employees complete this process without delay.

4. Already Registered?

If your rental agreement was previously uploaded and is still valid, no further action is required. You can verify the status by logging into the EJAR platform to confirm that the lease is current and correctly recorded.
